Cover Sheet
The cover sheet of the drawing set shows a perspective view of the finished house and provides a Table
of Contents for the set. There is also a list of materials and products that are recommended for
construction.
1. Floor Plans
The floor plans show the layout of each floor or level of the house, and provide dimensions locating each
element of the plan. Sections, elevations, and details that appear on other sheets are keyed on the floor
plans to show their location.
2. Exterior Elevations
The exterior elevations include views of each side of the house, front, sides, and rear, and indicate the
exterior materials and finishes to be used.
3. Cross Sections
Two sections through the house are provided. These drawings show the relationship of various rooms
and spaces in cutaway view, and show changes in floor levels, roof slopes, and structural elements.
4. Detailed Wall Sections
The wall sections are detailed drawings that indicate the construction of the house from foundation to roof,
showing sizes and relationships of the materials of construction --- joists, studs, rafters, insulation,
siding, flooring, roofing, etc.
5. Kitchen and Bathroom Plans and Elevations
These drawings show the arrangement of the cabinets, finishes, and fixtures in the kitchen and
bathrooms. Plumbing fixtures are located, but the selection of particular styles and types are left up to you.
You may have municipal water and sewer systems available at your site, or you may require a well and a
septic field, so these drawings do not include comprehensive plumbing plans.
6. Foundation Plans and Framing Layouts
These drawing show the layout of the footings and foundation walls for the house. The foundation may
include a basement or a crawl space, or the house may be built on a slab on grade. In many cases, one
house design can be built with any one of these foundation types, and the drawings will include
foundation plans for each different type. The size and location of footings, walls and piers is designed to
accommodate the structural loads imposed by the house on the site. If unusual soil conditions exist, it will
be important to have a soils engineer review the drawings.
7. Lighting and Electrical Layout
A layout of lighting and outlets, and a switching arrangement, is shown, but the selection of particular
lighting fixtures and circuiting must be designed according to your personal taste and the requirements of
local codes.
No detailed plans or drawings are included in this construction drawing set for heating and air
conditioning systems. Space is provided into which heating units or ductwork will fit, but the mechanical
systems, which depend on the climate where the house will be constructed, should be designed locally.
The construction drawings that are provided for each house include the information that is required to
build the architectural elements of the building. An effort has been made to design the houses to comply
with generally accepted building codes. In particular, the BOCA International Building Code and the
Universal Building Code have been used. Nonetheless, the plans must be reviewed by your local building
department. Only minor adjustments, if any, should be required to make the plans satisfy local
regulations.
